
With the growing demand for move-in ready offices, ESG Architecture & Design has increasingly worked with building owners to create flexible spaces that are ready on day one for potential tenants. With a focus on office environments transforming into more multi-use spaces, more organizations are seeking architecture and interior design that is well-curated and configured for success.

This October, ESG completed three new spec suites for The Shorenstein Company at their 111 Washington Square property. Located on the third floor which was newly re-designed by ESG, the suites round out the level, each with a lounge area upon entry, conference rooms, private offices, open office area, a cafe, and support spaces. Due to the compact size of these bright, contemporary offices, an open floor plan and seven-foot-high glass partitions were used to extend sightlines and increase a sense of spatial connectivity throughout. Well-placed color accents and unique patterns were used on furniture and at feature walls, as well as oversized pendant light fixtures to accentuate areas of interest. Dimensional but neutral backsplash tile adds a touch of detail and texture to the open cafes. The owner worked with our team to select finishes and fixtures, which were in place in a matter of weeks instead of months. Shorenstein was able to lease one of the spec suites before construction was even complete. Look to ESG for spec suites that are designed for a flexible tenant fit-out, and lease reliably and quickly.
