LEED certified: ND Pilot Project
Excelsior & Grand is a 17.5 acre, infill redevelopment in suburban Minneapolis representing a concrete example of sustainable planning principles applied to an existing community. Through policy and design, it demonstrates how traditional development patterns can be changed to create community, avert sprawl and provide economic development opportunities in cities that have reached saturation density. It transforms an auto-related district into a diverse and vital community as it satisfies community objectives by providing a new focus, promoting new economic development opportunities and by providing housing for a mix of income levels and lifestyles.
The completed project contains 340 market rate and affordable apartments, and 315 condominiums including lofts for urban adults and flats for empty nesters. Its ground floors contain 89,000 sf of retail, restaurants and a neighborhood grocer. This mix is supported by 1,600 public and private parking spaces.
