

Located at the edge of the Zumbro River in downtown Rochester, this proposed fifteen-story apartment building will include 246 market rate dwelling units and a five-story interlocking building that will include 84 affordable units. The building will redevelop an existing surface parking lot and take advantage of its river frontage by including a variety of green space uses along this edge, including a publicly accessible pedestrian through-way.
The exterior design draws inspiration from the region’s karst geology. The ordered grid of the tower erodes at a key corner of the building, similar to how exposed bluffs in the area are eroded by nature over time. The project is anticipated to connect to a new district energy system powered by geothermal wells.
